International Mortgage Business: The Need & The Solution
NTL Trust’s International Mortgage Business developed because our company was uniquely positioned between a need and a solution.
Our clients wanted to invest in Citizenship-by-Investment approved property in the Caribbean to qualify for citizenship. Instead of tying up their resources, they wondered if we could help them borrow the money. However, local banks were rarely willing to finance citizenship by investment property.
On the other hand, through our trust business, we had unique access to dozens of private banks and family offices, from London and Geneva to Miami and Nassau, and beyond. Private banks are known to be the most flexible when it comes to financing international assets, for the simple reason that they typically already have a 360-degree view of the borrower’s financial position.
Many of these private banks will lend for an international property purchase, and often, these private banks or alternative lenders will offer a more competitive deal.
The Best Mortgage Financing Option
However, finding the best international mortgage financing is rarely a case of applying for a mortgage from your existing bank in your home country. Most banks don’t offer international property finance. Those that do tend to finance international real estate purchases in only one or two select countries. Sometimes, your home bank might offer you an international mortgage, but on such unfavorable terms as to make it unattractive.

Investment Portfolio, New Bank Account
Please note that in almost all cases an investment portfolio with the bank in question will be required, meaning that you will need to open a new bank account and transfer at least some of your existing investments, as this is the main security the lender will rely upon. However, this means you can leave assets like stocks, shares, insurance policies that might be paying above-market rates of return intact, simply by transferring custody. This avoids interrupting your existing investments or causing taxable events.
